First Place: University Town Homes
The first place winner is University Town Homes at 1898 E. Summit St. with office hours from 9 a.m. to 5 p.m. seven days a week.
“We’ve been here longer than pretty much anybody else in the area and we’re very proud of that,” Property Manager Debbie Davis said. “We try to give our residents the opportunity to make their own memories. It’s affordable, … it is a step away from the dorms, … we’re always one phone call, email or text away.”
Davis emphasized the importance of building community and keeping up strong communication as residents adjust to their new home. As for the honor of being named a top off-campus housing option, Davis said its earned due to the hard work of employees.
She once again referenced the community and comfortability aspect of the living spaces.
“It’s home away from home,” Davis said.

Second Place: 345 Flats

Second place goes to 345 Flats at 345 S Depeyster St. with office hours from 9 a.m. to 5 p.m. Monday through Friday and 12 p.m. to 5 p.m. Saturday and Sunday.
“I think there’s two things that make our apartments really great,” said Ethan Miller, a leasing agent at 345. “I would say the first is going to be the location. So we’re kind of right in the middle of downtown and campus. So you can go to classes throughout the week, party on the weekend. You don’t have to drive anywhere. The second thing is our secure entry. So you have to be a resident to get in here. A lot of our residents love our security and they just feel safe here.”
Miller wants current and future residents to know that 345 Flats curate a safe, welcoming environment for all to enjoy.
“I think that’s one thing that residents like a lot,” he said. “I want to say the office staff—everybody loves us here—so we make it great. And then in our lounge—we have free coffee. I love free coffee. We also have free printing and we also have the gym. We got the coffee bar and lounge. We offer a good balance between high value and a good price.”

Third Place: Eagles Landing

Third place goes to Eagles Landing at 936 Morris Road with office hours at 8:30 a.m. to 5 p.m. Monday through Friday, 10 a.m. to 2 p.m. Saturday and no hours on Sunday.
“I believe that we stand out with our customer service, … I see a lot of people reacting to that and connecting in that way,” said Assistant Manager Jessica Shelton. “The proximity to Kent State is amazing. A lot of individual properties will do per bedroom or per person pricing. We do per apartment.”
Shelton emphasized the apartment’s willingness to assist residents with any issues and highlighted the rewarding feeling of creating trusting relationships with the students.
“The staff is always here to help, … we inform them about local amenities, … shopping and dining, … and explain the bus route,” Shelton said. “Many students have concerns about maintenance, … we want to assure residents that we are happy to hear about their issues so we can quickly fix them. … We also pride ourselves on customer service and resident relations, … we love it when our residents build friendships.”
